Real Estate Appraiser Information for the State of Tennessee

Real estate appraisers are required to be licensed, per Title XI of the Financial Institutions Reform, Recovery, and Enforcement Act (FIRREA) of 1989.  This act required that each of the states establish an agency for the licensure, certification, and regulation of appraisers.

In Tennessee, the Tennessee Department of Commerce & Insurance, Real Estate Appraiser Commission is in charge of this oversight.

There are four classifications of real estate appraiser in the State of Tennessee.  These classifications are:

  1. Registered Trainee
  2. State Licensed Appraiser
  3. State Certified Residential Appraiser
  4. State Certified General Appraiser

Those new to a career in real estate appraisals must begin as a Registered Trainee.  There is no experience required.  However, it is necessary to complete the state required coursework to become a Registered Trainee.  The trainee must then work under a supervisor for a specified number of hours in order to be eligible to become a licensed or certified appraiser.
